Discover Orlando North: A Practical Guide to Seminole County

Welcome to Seminole County, also known as Orlando North. As a local Realtor who calls this community home, I enjoy helping buyers get to know its cities, parks and everyday practicalities before choosing a place to live.
Seminole County was established in 1913 and lies north of Orange County. The county’s official history is a useful starting point for learning about the area.
From the bustling streets of Altamonte Springs to the charming neighborhoods of
Winter Springs, our county encompasses seven distinctive cities, each with its own
unique character: Altamonte Springs, Casselberry, Lake Mary, Longwood, Sanford,
Oviedo, and Winter Springs. But that’s not all – we’re also home to beloved
communities like Geneva, Heathrow, Wekiva Springs, and Black Hammock.
Here are a few things to explore when deciding whether Seminole County fits your plans:
Schools and address-specific research
Seminole County Public Schools earned an A district grade in 2026; individual school grades vary. Check the official school-zone information for a property’s address and review the 2026 SCPS school-grade report. Confirm assignments directly with the district before making a housing decision.
Outdoor places to explore
Use the official county parks directory to check locations, facilities and current access before visiting. Our community is dotted with
pristine parks, championship golf courses, modern sports centers, and scenic lakes.
Whether you’re a weekend warrior or a dedicated athlete, there’s something here
for everyone.
Plan around your actual routes
Access to Orlando and Florida’s Atlantic coast is part of the appeal, but travel times depend on your starting point, destination, route and traffic. Test the commute from each property at the times you expect to travel.
Compare the full cost of a home
Compare current asking prices alongside property taxes, insurance, HOA or condominium fees and maintenance for the homes you are considering. Costs differ by property; a county-wide comparison will not tell you what a particular home will cost to own.
University access
The University of Central Florida’s main campus is in east Orlando, in Orange County. If campus access matters to you, check the route from the specific home and explore the university’s current public events and visitor information.
Small-Town Charm, Big-City Amenities
Community events and familiar local places are part of why I have chosen to make this my long-term home. Visit at different times, explore the places you would use regularly and consider what fits your own routines.
